Rental Agreement – Speckle Nest

By confirming your booking at Speckle Nest, you agree to the terms outlined in this rental agreement. These policies are in place to ensure a safe, respectful, and enjoyable experience for both guests and hosts.

🛏️ Occupancy & Guest Requirements

• Maximum occupancy is strictly limited to 6 guests, including children and infants.
• The primary guest must be 21 years or older and must be present for the duration of the stay.
• The property is not suitable for parties, events, stag or hen groups, or large gatherings.

🕒 Check-In / Check-Out

• Check-in: from 4:00 PM
• Check-out: by 11:00 AM
• Early check-in or late check-out may be available upon request and must be arranged in advance. Additional fees may apply.

📆 Length of Stay

• Minimum stay: 1 night (subject to change based on season or event periods).
• Maximum stay: 28 nights per reservation, renewable by request.
• We are flexible and welcome extended stays — feel free to get in touch to discuss tailored arrangements.

💳 Payment & Cancellation

• Full payment is required at the time of booking to secure your reservation.
• Our cancellation policy allows for a 50% refund if cancelled at least 14 days before arrival. Cancellations made within 14 days of arrival are non-refundable.

🧼 Cleaning Fee

• A one-time cleaning fee applies to single-night bookings only. This fee is automatically included in your rate and clearly shown at the time of booking — no hidden charges.

🛁 Hot Tub Use

• The hot tub is available for guest use daily between 7:00 AM and 9:00 PM.
• Guests must follow all hot tub instructions displayed on the property and outlined in the digital house guide.
• Misuse or neglect may result in additional cleaning or maintenance fees.

🔇 Quiet Hours & Neighborhood

• Quiet hours are in effect from 10:00 PM to 8:00 AM.
• Speckle Nest is located in a peaceful residential area — please be respectful of our neighbors and surroundings.

🐾🚭 Pets & Smoking

• No pets are permitted on the property.
• Smoking and vaping are not allowed inside the property. Guests may smoke outdoors in the garden area only and are asked to dispose of waste responsibly.

📜 Legal Compliance

• This property is registered as a short-term let under Scottish Government licensing regulations.
  Registration Number: PK13209F
• All guests agree to abide by local laws and guidelines set forth by Perth & Kinross Council and applicable short-let legislation.

📌 Liability

• Guests are responsible for their belongings during the stay.
• The host is not liable for accidents, injuries, loss, or damage to personal property incurred on the premises.

🔧 Damages & Responsibility

Guests are responsible for any substantial damage caused to the property or its contents during their stay, whether accidental or intentional. This includes, but is not limited to, damage to furniture, fixtures, appliances, electronics, décor, and outdoor amenities (such as the hot tub).

In the event of such damage, the host reserves the right to seek reimbursement for repair or replacement costs. Guests will be notified of any issues within 48 hours of check-out, along with photo evidence and a breakdown of any charges.
